Outstanding modern architecture. Located in an area of outstanding natural beauty surrounded by lush green pine trees within the border of Ekali and Aniksi there is a unique house with high standards and modern aesthetic perception. The main objectives of the architectural composition is the morphological harmony of residential environment, safeguarding your privacy and minimizing the communal spaces to have the best possible private garden. This house is manufactured in accordance to the latest technologies, the best possible comfort, and maximum energy savings, giving attention to every detail. The size of the house is 1000 square meters separated into three floors. Morphologically this house has minimal geometric volumes with marble and wooden elements. The walls are covered with carved stones inspired by earth colors, dry stone techniques are used to the fence of the garden. A large area of the exterior walls is covered with California marble. The architectural study was conducted by the architect Dimitris Dimitriou in collaboration with the architect Kostas Chatzioglou. The interior and exterior spaces is designed by Kostas Chatzioglou in collaboration with the interior designer Eleni Karakatsani. The first level is 450 square meters. At this floor there is the playroom with a home theater which converts the area into a private cinema, a kitchen, a luxurious guest room with ensuite bathroom and a dressing room, WC for guests, a room for the laundry facility, room service with its own bathroom, gym, steam room, sauna, a room for massage and spa treatment. Moreover, this level has a great aesthetic innovation, the wine vault. It can store up to 3000 bottles and the maintenance is carried out by a special device. As for the waiting room (in front of the wine vault), the walls are covered with stones offering a beautiful environment different to the rest of the house. The playroom has a fireplace lined with lava marble. On the exterior of the first level there is a flower bed and a beautiful calming walking path where everyone can have a nice walk out in the nature. The walking path route has many decorative stone surfaces creating a landscape of natural beauty. Also, access is provided to the second level with stairs leading to the garden and the pool. The pool is heated, using a boiler and solar collectors placed on the roof. The pool has a counter swimming mechanism, hydrotherapy, as well as an innovative system featuring an active layer of special UV filters. The entire water pool can be covered for safety and protection. The impressive view of the pool from the playroom with a large special glass creates a beautiful natural lighting. The combination of light and the sound of water creates a state of calmness and relaxation. The second level is 272 square meters. On this floor we have the main entrance, a lounge with a fireplace lined with lava marble, a dining room, a kitchen with a second fireplace and a WC for the guests. Outside there is the pool, outdoor showers, a bathroom, near the pool there is a barbecue with a small kitchen, an outdoor fireplace with an outdoor home cinema hidden behind the marbles (a special mechanism moves the marbles to uncover the home cinema) and the garden (all plants used where selected and placed by the designer Eleni Karakatsani). The third level is 257 square meters and has four bedrooms. The master bedroom has a fireplace, an ensuite bathroom with a jacuzzi, a large dressing room and its private balcony. The two smaller bedrooms are also equipped with ensuite bathrooms and dressing rooms with a shared balcony. There is one more bedroom (that can also be used as an office or library based on the needs) with ensuite bathroom, a dressing room and its private balcony. The KNX system Instabus converts the building into a “SMART HOUSE”. For example, when you leave the house with one click you can switch off everything: lights, window shutters, kitchen appliances, heating, gas or even the water supply. If you are away from home, you can simply send an SMS and turn on the heating or water the garden. When there is an emergency, you can fully light up the house. Finally, you can have a report of the status of the house (lights, window shutters, heating, security alarm, security cameras), through a tablet or your phone.
Beautiful villas in Ekali. In an area of outstanding natural beauty, in a site of 3.500 square meters in Ekali we have constructed five autonomous villas with their private main entrance, garage, gardens, and outdoor heated swimming pool. Our goal is an environment of high standards and modern aesthetic perception. The organization of a residential complex requires responsible study and inspiration to find the right conditions that will create a friendly and beautiful residential environment for its residents. The main goals of the architectural composition is the morphological harmony of the complex with the environment, the preservation of privacy, the minimization of communal spaces so that the residences can have the most private garden possible. The construction was made to the specifications of the most up-to-date technology, focusing on the comfort of the residents, the maximum energy savings and the emphasis on every detail. With these goals in mind and taking into account all the environmental parameters such as the location of the nearby buildings, the orientation and the existing vegetation, the layout of the dwellings on the plot was determined. Each house has a private garden to achieve maximum privacy. Morphologically, the houses have simple geometrical shapes in white and grey colors with wooden elements. Natural materials such as carved stones in light shades of gray and wooden partition panels were chosen by the architects. The outdoor plants belong to the Greek flora. Trees such as olives, locusts, cherries, apple trees and shrubs such as walnuts, lilacs, apollo lilies, raspberries and spartans enhance the impression of the natural greenery of the wider environment. The site has two pedestrian accesses, one on the east side of the site leading towards the two larger residences totaling 650 square meters, and the second on the west side of the site that leads to three 450 square meter houses. A car ramp leads to the corresponding parking space in the basement of each residence. Each house has 3 levels, ground floor, 1st floor and basement. The ground floor has the main entrance, the gardens, the pool, the living room, dining room, kitchen, guests WC, stairway and elevator that communicate with the 1st floor and basement. The first floor has 3 bedrooms with their own bathrooms (one master-bedroom with dressing-room and two smaller rooms), terraces and balconies. In the two larger residences from the first floor we have visual contact with the living room area on the ground floor and one more room that can be used as an office, living room or an extra bedroom. At the basement level there are parking spaces and other auxiliary spaces that can be used depending on the needs of the owner. The basement, besides the internal communication with the other floors, has also direct access to the garden and the outdoor swimming pool area by an external staircase.
A landmark on Kifisias Avenue. In an entire block in Central Athens, Kifissias - Ethnikis Antistaseos - K. Palama - Matzarou, THEMELIA Houvardas SA constructed two office buildings and high-end shops with architect Stelios Agiostratitis. The two buldings were constructed in 2004 and have a total surface of 6,000m2 which are allocated to 3,500m2 superstructure and 2,500m2 underground spaces. The modern architecture and the excellent configuration of the surrounding area give an imposing personality to the building. The beautiful sculpture inspires a historical retrospection of human life and is located in the privately-owned square of the company, which is the surrounding area of the buildings. While the permissible coverage limit for the plot is 70%, THEMELIA Houvardas SA covered only 25% in order to erect this square by changing the landscape of the area. Earthy colors and marble linings are perfectly combined with the 30m2 flower boxes per floor, giving a harmonious yet modern look to the buildings. The air conditioning and ventilation system provides high autonomy and therefore energy savings. Both buildings are equiped with high technology fire-fighting systems.
Two buildings of unique architecture for Offices and Shops. At the main road of Melissia, Pentelis Street, Themelia Chouvarda SA constructed two luxurious office and store buildings of high standards with a total area of 3,800m2. These buildings which were completed in 2005, were constructed with the most advanced technological specifications ensuring superior constructional integrity as well as completeness in provided infrastructures. Within walking distance of Kifissia and next to the commercial center of Marousi and Melissia, the location of the buildings is distinguished by the facilities that it offers to anyone who chooses it to set up its business. Modern architecture and interior design. When the absolute green of nature meets the cutting-edge technology of the residential construction, the result is the settlement Meliti. Meliti is located within the boundaries of Agii Aggelon on the Ekali-Anixi border, in an area of 16 acres and consists of 19 luxurious independent three-storey residences of 280m2 up to 420m2. The land is divided into 6 plots of land of two acres with three or four residences in each. Meliti is located close to the center of Athens via the Athens-Corinth National Highway or Kifissias Avenue and at the same time it is perfectly integrated into the natural environment as it is built in a pine forest. The houses do not touch each other on either side, which ensures maximum independence. Luxury residences in harmony with nature. The three residence are located in Politeia with a magnificent view. The architectural study was conducted by the architect Stelios Agiostratitis (AA Associates Architects & Engineers). Each residence is designed in three levels (main house) and one more level below ground for the private parking. The main objectives of the architectural composition was the morphological harmony of the residence and the environment, their form and function. Each residence has its own private site which is 350-450 square meters. The private parking is approximately 110 square meters and the main house 350-380 square meters. As for the construction we have used excellent materials and the latest technologies in the construction field. All residences have their own private elevator, four bed-rooms with four bathroom, two fireplaces, private entrances and garage and many more innovations for the time these houses where constructed.
A modern offices building. We constructed a modern offices building located on the Sismanogleiou str. in Marousi. A building plot of 1,100 square meters on a well-known and busy street. The construction was completed in 2003.
Luxury homes in a pine-covered area. The complex was constructed by our company in 1993, in a site of 5,500 square meters. It is located at the streets Thetidos and Paxon in Kefalari Kifisias, an area of outstanding natural beauty. This housing complex consists of two blocks of flats with nine apartments each block and eleven maisonettes with shared swimming pool.
Modern residences near the sea. At lagonisi, southern suburb of Athens, we have developed 80 luxury residences ranging between 90 to 600 sq.m. In a 40,000sqm site, it is located 1,000 m from the beach. This high-value investment is based on the careful choice of the location.
